Old West Side sits inside the ring of 22 named areas that make up most of this service territory, and that stock runs mostly 1960s and 70s construction, with the wider area spanning 1957 to 1999 and a median build year around 1978. That matters for the kind of calls we get from this side of town. Garages from that era were built with single-car or narrow two-car openings, torsion springs sized for lighter doors than what people install today, and openers that have usually been swapped out once or twice already.

The most common job is a broken torsion spring on a door that's heavier than the original - someone upgraded from a hollow steel panel to an insulated one and the spring never got re-rated to match. Second most common is a cable off the drum, usually from the same mismatch. We also see a fair number of track realignments on garages where the slab has settled a little over sixty-plus years, which is normal for houses built before modern frost-depth footings were standard.

What we don't do much of here is full structural framing repair - if the header or jamb around the opening has rotted past the point of a clean reset, that's carpentry work, not garage door work, and we'll tell you straight when a job has crossed that line.
